What's Included in these plans?

  • Cover Sheet
    Cover sheet typically includes a front view of the plan (may be in color), index of pages included, and other miscellaneous notes and details.
  • Foundation Plan & Details
    Foundation plans describe to the builder, the type of foundation requested by the home owner or the type of foundation required by a certain geographic area. In most cases, the foundation plan will include footing sizes and locations, footing details and other important information needed to properly construct the home. In some specific areas, a structural engineer may be required to review and certify the house plans purchased. These reasons include, but are not limited to the following: seismic (earthquake) considerations, high wind (coastal , mountainous areas, etc.), snow loads, etc.
  • Floor Plans
    The floor plans locate all walls, interior and exterior, of the entire building, denote ceiling heights and treatments, locate all plumbing fixtures, cabinets, door and window locations and sizes, gives square footage measurements, locate water heaters and hvac systems.
  • Exterior Elevations
    The exterior elevations are used to depict the exterior finishes (brick, siding, stucco, etc.), roof styles (hip or gable) and slopes, ridge heights, and window styles, and overhang lengths. The exterior elevations include a front, right, rear, and left elevation.
  • Building Sections
    The building sections describe to the builder how a particular home is to be constructed.  Building sections typically show stud heights, the roof construction, whether stick built or pre engineered, direction of the ceiling joist members, overhang finishes, wall and ceiling finishes, and interior roof support members.
  • Roof Plan
    The roof plan depicts the roof type, plate heights and roof slope of each plane.
  • Interior Cabinet Views
    Cabinet views depict the overall design and layout of the kitchen cabinets.
  • Electrical Plan
    The electrical plan depicts the general location of all interior and exterior electrical devices. This generally includes light switches, electrical outlets, ceiling fixtures, and smoke detectors. The electrical plan will also generally locate the breaker box and power entry.

About This Plan

This stylish Modern Farmhouse plan features a lovely, aesthetically pleasing exterior with a relaxing front porch highlighted with four symmetrical columns, a center front door and two double window views flanking the door. Board and batten covers the exterior of the home and offers a soothing and relaxing presentation to the exterior. Overhead is a triple window dormer and there is a side entry garage with a large workshop and storage room off the back of the space. The welcoming front porch spans the width of the main structure and there is a covered rear porch as well; great space for family and/or friends to gather.


The double door entry into the home reveals front to rear interior views; there is a large living and dining space along with a rear situated kitchen. Decorative overhead beams give texture and interest to the space and the kitchen is a chef’s delight. There is a large island bar with plenty of prep and eating space, triple windows overlooking the rear porch and an exit door onto the porch itself. Nearby is a large pantry with a barn door and perpendicular beams run the depth of the kitchen ceiling. Towards the garage, you will find a large utility/laundry room with a sink, a broom closet and counter space. The entry from the garage features lockers for hanging winterwear and other items and there is a back staircase leading to the overhead bonus room. Returning to the main floor you will find two bedrooms, both of which are spacious and feature window views; one off the front of the home, the other at the rear of the home. The back bedroom features a private bath with double vanities, a custom shower, and a toilet room along with an oversized walk-in closet. The front bedroom is slightly smaller with a private bath as well and there is an attached walk-in closet.


Since this home is a 2 bedroom/2bath main floor plan, the overhead bonus room could be a third bedroom. There are double closets and a full bath with a combo shower/tub, a linen closet and good vanity space to go along with the bedroom. If a third bedroom is not necessary, the bonus room could be truly used as such for a media room, an artist’s studio, or a home office. This plan can function as a family home, a young professional couple’s first home or even a great house for empty nesters.
