House Plans Under 1,000 Square Feet

Our collection of 1,000 sq. ft. house plans and under are among our most cost-effective floor plans. Their condensed size makes for the ideal house plan for homeowners looking to downsize as an empty nester, build a vacation home, construct a separate guest house, or invest in building a rental property.

This collection is designed specifically to incorporate affordable materials, maximize living spaces, and include popular housing features. Here you’ll find a growing number of style and layout options, providing a wonderful selection of choices for wherever you choose to build.

Despite the smaller square footage, in this collection, there are house plans available in a variety of different shapes and sizes. We have tiny house plans well suited for narrow lots, a beachfront, lake property, mountain living, and more. All in all, as you browse through our plans, you’ll notice a great selection that does not skimp on designing essential features despite the compact square footage.

Is a 1,000 sq. ft. house small?

In short, yes, a 1,000 sq. ft. house plan is small; it’s just under half the size of the average American home size (around 2,333 sq. ft.). However, house plans at around 1,000 sq. ft. still have space for one to two bedrooms, a kitchen, and a designated eating and living space. Once you start looking at smaller house plan designs, such as 900 sq. ft. house plans, 800 sq. ft. house plans, or under, then you’ll only have one bedroom and living spaces become multifunctional.

How many rooms is 1,000 square feet?

While the square footage may seem minimal, there are a number of 1,000 sq. ft. house plans that include two bedrooms and two bathrooms in the design.

How much is a 1,000 square foot house?

The average cost to build a 1,000 square foot house is between $100,000 to $200,000. There are several factors that go into the price of building a home – including location, seasonality, labor, and materials – which is why the price range is so large.  Use America’s Best House Plan’s Cost to Build Report to get a better idea of what it would cost for you to build your ideal tiny home.

Is 1,000 square feet considered a tiny house?

There’s no standard definition for what constitutes a “tiny home.” Some say it’s less than 600 sq. ft. and the average tiny house for sale in the U.S. is just around 225 sq. ft.

Others have referred to the home as tiny when compared to the number of occupants. For example, while a 1,000 sq. ft. house plan is certainly small, a single person or a couple would likely find it comfortable for their needs. However, for a family of five, a 1,000 sq. ft. is definitely a tiny home!

Is buying a small house a good idea?

If it fits your lifestyle, there are a lot of benefits to buying a home under 1,000 sq. ft. Of course, smaller homes mean smaller mortgage payments as well as lower utility bills, but overall, the home will be more affordable to buy.

If you’ve decided to build a 1,000 sq. ft. or less home, then you also have the benefit of choosing where you’d like to live. Because the cost of building a smaller home is lower, you can spend more on location and get the views or experiences that you want, without the price tag that comes with a larger home.

Is 1,000 sq. foot a good size for a home?

This is a perfect size home for a single person, a couple, a new or small family, or empty nesters. It’s cozy without being cramped and it’s affordable.
