WHAT’S INCLUDED
Cover sheet with rendering ( black and white ) Foundation plan/ Floor plans / electrical and framing plans. Foundation plans include drawings for a concrete slab, or crawlspace. Only one type is included with each plan and basement plans can be added for an additional fee. Bearing walls and all the necessary dimensioning are included on plans. Please note that these drawings are designed to meet IRC building codes but may not be sufficient for your local area. Foundation plans may need to be engineered locally.
Dimensioned floor plans. Each floor of the house is shown in detail. The position and dimensions of walls, doors, windows, staircases, and columns are clearly indicated. Door and window sizes are also included.
A Suggested Electrical layout is included for the placement of light switches, power outlets, and lighting fixtures. National Electrical code and your builder / electrician should determine final placement.
Stair / Building cross sections. Also included are a few typical construction details
All exterior elevations of the front, left, rear, and right sides of the house. The elevations are noted with the materials and dimensioned for ceiling heights and window heights as well as other heights.
Roof plan showing roof pitches and overhang dimensions as well as ventilation notes.
WHAT’S NOT INCLUDED
HVAC and plumbing schematics ( plumbing fixtures are shown on floor plans ) because of regional variations in climate and building codes, heating and plumbing plans should be supplied by local contractors.
Specifications should be written up by your home builder after your personal selections are chosen (brands and manufacturer types of windows, doors, etc.), this list should be obtained from the contractor you choose or from a local building supply company.
Architectural stamps and engineering seals. Some cities and states require a licensed architect or engineer to review and seal a blueprint, or officially approve it, prior to construction due to concerns over energy costs, safety, and other factors. You may have to seek the assistance of a local architect or engineer in these cases.
What's not included: House plans do not typically include mechanical, plumbing, or truss drawings. Additionally, some jurisdictions require a local architect or engineer to make adjustments to the plan to comply with local building codes.
