Floor Plan(s)
In general, each house plan set includes floor plans at 1/4" scale with a door and window schedule. Floor plans are typically drawn with 4" exterior walls. However, details/sections for both 2"x4" and 2"x6" wall framing may also be included as part of the plans, or purchased separately.
Foundation Plan and Details
Each house plan set includes one foundation type.
Additional foundation types may be available for a given house plan, and these options can be viewed on each plan's detail page.
Foundation types typically offered: (each type may or may not be available for a given design)
-Slab: Most of our plans reflect a "raised slab" which consists of a chainwall perimeter filled with compacted fill and a reinforced slab poured on top. No accessible space exists underneath slab construction.
-Crawlspace: Crawlspace is a type of foundation which includes an accessible space with limited headroom, typically between the soil and the bottom of the first floor of a home. Crawlspace construction is predominant in areas where there is heavy clay content in the soil, where the home owner needs additional under-home storage space, or the homeowner needs access to pipes, wiring, etc. under the floor of the home.
-Basement: Basement is a type of foundation which includes an accessible space between the soil and the bottom of the first floor of a home. It usually has more headroom than a Crawlspace. Basement foundation construction is predominant in cold climates where the foundation needs to be situated below the frost level.

About This Plan

A comfortable and functional open floor plan, excellent outdoor space and a split bedroom plan define this Farmhouse design. The exterior façade is highlighted with a large front covered porch that features open railing, substantial columned beams and a centrally located front entrance. The remainder of the exterior is highlighted with horizontal siding, great window views and an overhead window gable. Approximately 1,636 square feet of living space is incorporated into the home’s interior which includes three bedrooms and two baths and the two car side loading garage is situated at the rear of the home for unobstructed sight lines. There is additional storage space located in the garage and a separate entry/exit point allows access to the rear covered porch. The two covered porches frame the home beautifully and both are quite large allowing for plenty of room to relax and entertain family and friends. Accessing the interior, a huge great room is revealed; this space measures in excess of 17’x18’, has 10’ ceiling heights and features a gas log fireplace and built-in cabinetry. Beyond the great room is an open dining space and kitchen which includes a large center island with breakfast bar, a separate pantry and rear French door access onto the covered porch. There is a large laundry room and coat closet directly accessible from the garage for convenience’s sake.

The split bedroom plan features two large bedrooms with great closet space and plentiful window views that share a hall bath and linen closet. The master suite is situated on the other side of the home and is highlighted with a large trey ceiled bedroom. The master bath enjoys a large footprint and all of today’s modern conveniences which include dual vanities, a separate shower and garden tub. The oversized master walk-in closet lies just beyond the master bath. This Farmhouse design is a perfect family home with its welcoming exterior, outstanding outdoor space and functional floor plan.
