What's Included in these plans?

  • Cover Sheet: The cover sheet includes the general notes and building code information, design standards and structural materials specifications required to construct your home.
  • Schedule Sheet: The schedule sheet includes the window, roof and foundation ventilation schedules, insulation specs, and Washington State Energy Code compliance information.
  • Detail Sheet: The detail sheet shows building components at large scale as required to explain construction, including footings, foundation walls, concrete slabs, framed floors and walls, posts, beams, insulation, eaves, roofs, vents, stairs, skylights, and connections.
  • Roof and Foundation Plan Sheet: The roof plan shows the location of all hips, ridges, valleys, dormers, overhangs, gutters, downspouts, roof pitches, structural members, vents, skylights, and all other roof features.  The foundation plan shows the layout and location of the crawl space, walk-out basement or slab foundation, along with all necessary notes, dimensions, and structural information. 
  • Floor Plan Sheet: Floor plans are horizontal sections through each floor level of the home, usually at five feet above the floor, showing the location of interior and exterior walls, floors, stairs, doors, closets, cabinets, flooring, appliances, plumbing fixtures, posts and beams.
  • Exterior Elevation Sheet: Exterior elevations show all four sides of the house, describing the roofing, siding, and trim materials, doors, windows, roof pitches, skylights, gutters, chimneys, wall heights, finish grade and overall building height.
  • Building Section Sheet: Building sections are vertical cuts through the home from the roof to the foundation.  The sections illustrate the construction sequence from bottom to top, starting with excavation, proceeding up through the foundation, drainage, wall and floor framing, roof framing, stair construction, windows, doors, venting, exterior and interior finisheds.

WA State plans must comply with the WA State Energy Code, and the architect guarantees permit approval for the plans, site issues excepted. About This Plan

Beautifully inviting, this warm and comfortable Northwest house plan features an exterior that soothes the soul and pleases the senses. There is an extended front covered porch highlighted with warm wood beams overhead, columned beams and extensive space to properly greet family and friends before they enter the home. The courtyard three car garage entrance is a nice addition to the warm ambiance of the home’s exterior and there is plenty of vehicle and storage space located within. The utility room lies just beyond the garage, on the interior of the home, and it is large with a sink area, counter space and there is a small porch on the outside of the room for tidy maintenance of the home’s interior.

There are approximately 3,919 square feet of living space within the interior where there are four bedrooms, three plus bathrooms, and an open layout. The main front entrance into the home features double doors, a spacious foyer, and an elegant staircase. The formal living room is situated off the foyer as well and is highlighted with columned beams, a bay window, tray ceiling, and a warming fireplace. There is a formal dining room as well which offers columned beams and a tray ceiling. The rear of the home features the family common rooms consisting of the kitchen, breakfast nook, family room and a computer/command center for the family. The grand kitchen and dining room are connected through the butler’s pantry and the kitchen also offers a food storage pantry, plenty of counter and cabinet space as well as a center island and sink window views. The breakfast nook is lovely space in which to casually dine and there is French door access onto the open deck and subsequently covered patio. The patio also features double points of entry into the family room which features a handsome fireplace and a tray ceiling. The computer/command center offers a wrap around desk area, great window views and all the family’s activities can be organized and monitored from this space.

The second floor of the home features four bedrooms, an open balcony hallway, and a bonus room. The second bedroom is large with a walk-in closet, nice window views, and a nearby hall linen closet and bathroom. The bathroom features double sinks and private space for the toilet and tub/shower combination. Bedrooms #3 and #4 are equivalent sized; both offer window views and bedroom #3 features a walk-in closet while bedroom #4 features ample closet space. There is a Jack and Jill bath located between them which is also highlighted with double sinks and a separate toilet and bath/shower room. The bonus room is located near the secondary bedrooms and features great space for a playroom, a homework station or a casual spot for the family to watch movies, “hang-out” or relax together.
