Everyone who purchases the house plan receives the Open Book Build General Contracting Kit for FREE, which includes (If the plan is modified, the below resources WILL NOT be adjusted to the modified plan):

• Actual Budget – This is the actual budget for the structure from the building of the prototype home from footings through to final paint.  We include every line item of material and labor for the house.  This will obviously vary based on the location and the trades chosen but it is a great reference for comparing bids and budgeting. This is a PDF file
• Schedule – This is the actual construction schedule showing how the house comes together including durations for each activity as well as the work flow showing the ideal order in which each activity is to be completed.  This is a Microsoft Excel file
• Quantity Takeoffs – These are the material counts for all the major building activities and include the typical breakdowns used by general contractors for bidding out work to subs and suppliers. These are Microsoft Excel files
• Product and Color Selections from the Prototype home – Showing manufacturers and model numbers for products shown in marketing materials (i.e. appliances, siding, shake, roofing, doors, windows, light fixtures…etc.) Microsoft Excel File
• Contracting Kit – This is for owner-builders (those people taking on the general contractor role themselves).  It includes the items used by general contractors to obtain bids and to include with vendor agreements.  Key elements are Scopes of Work and Specifications for each budget item (these are pre-filled out for this house plan).  Also includes Bid Sheets telling trades and suppliers how to break down their bids.  We also include a sample subcontract to serve as a basis for the owner’s attorney to review and adjust for the local state laws.

What's not included:  House plans do not typically include mechanical, plumbing, or truss drawings. Additionally, some jurisdictions require a local architect or engineer to make adjustments to the plan to comply with local building codes.
