What's Included in these plans?

  • Exterior elevations: show the front, rear, and sides of the house to scale from a straight on perspective.
  • Detailed floor plans: show the placement and sizes of interior walls, rooms, doors, windows, and similar elements for each level of the house.
  • Foundation plans: include all necessary notations and dimensions to create the foundation of the house. If the plan you choose doesn't have the type of foundation you desire, we will create one for you at a reasonable fee.
  • Upper floor framing plans are included with two story homes or homes with lofts.
  • The roofing plan gives the layout of rafters, dormers, gables, and other roof elements, such as skylights.
  • Cross-sections: show details of the house as though it were cut in slices from the roof to the foundation. The cross sections give the construction, insulation, flooring, and roofing details.
  • Schematic electrical layouts: show the suggested locations for switches, fixtures, and outlets.
  • General specifications: provide instructions and information regarding excavation and grading, masonry and concrete work, carpentry and woodwork, thermal and moisture protection, drywall, tile, flooring, glazing, and caulking and sealants.
 
 
 

What's not included:  House plans do not typically include mechanical, plumbing, or truss drawings. Additionally, some jurisdictions require a local architect or engineer to make adjustments to the plan to comply with local building codes. About This Plan

This Mountain house plan boasts of a nice arrangement of exterior architectural design elements that include lower level stone work, a simple gabled roofline and rough hewn timber logs that accentuate the façade. There are in excess of 1,480 square feet of living space in 1.5 floors and the basement foundation includes an additional 1,014 square feet which includes a two car garage, a huge workshop, private office space and an enclosed walk-up to the main floor of the home. The 38’width and 27’ depth dimensions are included in the home’s renderings making this a perfect house choice for a small and/or narrow lot. The main floor of the home features an exterior step-up to the entrance complete with timber deck. Entering the home, a massive living room measuring in excess of 23’x13’ is revealed. This is a large space conducive to entertaining or hosting special family get-togethers where relaxing and “hanging out” are the primary focus. Beyond the living room is an equally substantial dining space and kitchen where modern amenities line the rear and side walls and enough space is available for a large farmhouse table for casual dining.
The main floor is also highlighted with a large bedroom with wonderful window views and plentiful closet space. There is an adjacent bath that is quite spacious where there is an extended vanity, tub/shower combination and convenient space for a washer and dryer. There is a second story staircase off the living room which leads to the upper level of the home and features an enormous loft. The loft space is, once again, quite a large space and could be utilized as a home office/study, reading library or additional sleeping quarters.
