What's not included: House plans do not typically include mechanical, plumbing, or truss drawings. Additionally, some jurisdictions require a local architect or engineer to make adjustments to the plan to comply with local building codes. We advise you to check with your local building department regarding codes. For more information, visit the What's Included in Our Plans page.
For those looking for a spacious layout filled with plenty of private rooms and family-centered areas, should get a load of this exclusive Modern Farmhouse plan. The traditional farmhouse exterior showcases a two-story home design with an extended three-car garage mirroring the design of the main exterior. The front porch welcomes you with a criss-cross railing and a triple entry/ exit French doors. Also, there is an excellent amount of windows pouring in natural light with window panels decorating the exterior. The rear features a stacked porch. The bottom is a deep-set outdoor living area with a fireplace and a grilling station. The top is located off the bonus area and is covered with a high ceiling. Lastly, the three-car garage details a front and side-entry with plenty of window views, a pet shower, and a powder room.
The front entry opens to an elongated foyer flanked by an office and dining room. Each room lies behind sliding doors for a little privacy and French doors granting entry/ exit to the front covered porch. The office also features a storage closet. Down the hall of the foyer, you’ll also find a short hallway with access to the powder room and Bedroom #3. This bedroom features three windows, a walk-in closet, and an en suite that is Jack and Jill style with Bedroom #2.
The common rooms feature an open layout between the family room and kitchen. The family room sits under a coffered ceiling with a two-sided fireplace, built-in shelving covering the sidewall, access to the rear porch, and stairway access to the second floor. The kitchen outlines a large center island with an eating bar. The L-shaped kitchen offers plenty of countertop room, a sink over the window, a coffee station, and a walk-in pantry. The hallway past the pantry leads to the grand laundry room and the owner’s suite. The laundry room is quite large as it doubles as the mudroom off the garage. It is complete with a sink, broom closet, lockers, extra countertop room, and storage space. The owner’s suite a very grand with extra window views, a desirable en suite bathroom, and a very large walk-in closet.
The second-story features two more bedrooms sharing a hall closet and a mega bonus room with a media center area and access to the covered porch. Above the garage is an optional man cave … or “she-shed.”
