What's not included: House plans do not typically include mechanical, plumbing, or truss drawings. Additionally, some jurisdictions require a local architect or engineer to make adjustments to the plan to comply with local building codes. We advise you to check with your local building department regarding codes. For more information, visit the What's Included in Our Plans page.
This Modern Farmhouse plan marvels with its classic farmhouse design decorated with three dormers peeking out from the gabled roofline as well as the incredible wrap-around porch that draws the eye and makes you want to stop and stare. The exterior details traditional board and batten siding found in most modern farmhouses, a brick perimeter skirt, and beautiful tall windows granting great natural light into the home. While the wrap-around, front porch welcomes guests and offers excellent room for decorating and relaxing on a porch swing, the back porch boasts an outdoor kitchen and ample room to dine, entertain, and relax under a 10-foot ceiling. This rear area leads to the two-car carport which is a side-entry that is open, giving immediate access to the rear porch and storage closet.
French doors open into the heart of the home, which immediately lands you into the great room with a coat closet to store your coats and shoes before settling in. The vaulted ceiling guides your eye to the centered fireplace on the left wall where there is also built-in shelving to make decorating that much easier. The great room offers a central hub for the home as it draws a great amount of natural light. Through a double brick archway is the eat-in kitchen lying under an 11-foot tray ceiling. Detailing fantastic features including a large island with seating for casual meals, a walk-in pantry with shelving, a window view over the farmhouse sink, and an adjacent dining area with access to the butler’s pantry, this kitchen is sure to please to family cook. On the left side of the home are bedrooms #2 and #3. These equally sized rooms share a Jack-and-Jill bathroom and both have ample closet space. The owner's suite occupies the right side of the home which shares space with the mudroom. The mud area offers a multi-purpose space complete with lockers, the guest powder room, the bonus room stairwell, and the laundry room. The owner's bedroom itself delivers a spectacular room with an 11-foot tray ceiling and an en suite with separate double vanities, knee space for grooming needs, a soaking tub, and a separate shower. Beyond the owner's bathroom is a large walk-in closet designed with a dresser island and a pocket door allowing you to dash into the laundry room directly from the closet when needed. In addition to protecting your vehicles, this carport also allows for a bonus room complete with a full bathroom, closet, sloped ceilings, and a 9-foot ceiling. The bonus room makes for a great space to have guest stay over, declare as a mancave or she-shed, or have as a game room. The added value of this room makes this three-bedroom home a winner!
