What's Included in these plans?

  • Most plans include the following:
  • Cover Page. Each home plan features the front elevation and informative reference sections including, general notes and design criteria*, abbreviations, and symbols for your plan.
  • Elevations. Scaled elevations for the front, rear, and sides are provided. All elevations are detailed and an aerial view of the roof is provided.
  • Foundations. Foundations are engineered for each design, whether slab or basement, however they may not meet the requirements of your local code and may need additional engineering.
  • Main Level Floor Plan. The detailed drawings are fully dimensioned for ease of framing. Exterior wall thicknesses vary by plan. If necessary, contact Design Basics to clarify the standard exterior wall thickness for the plan(s) you are interested in.
  • Second Level Floor Plan. Dimensioned and drafted to the same degree of detail as the main level floor plan*
  • Electrical and Sections. Illustrated on a separate page for clarity, the electrical plan shows suggested electrical layout for the main and second level floor plans. Typical wall and stair sections are provided to further explain construction of these areas.
  • Full technical support is provided to purchasers of each plan to answer your plan-related questions.
  • *Plans are drafted to meet the Uniform Building Code or IRC (International Residential Code) at the time they are designed (contact us for more information). Because codes and requirements can change and may vary from jurisdiction to jurisdiction, the designers cannot warrant compliance with any specific code or regulation. All plans can be adapted to your local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with all governing municipal codes (city, county, state, and federal).

About This Plan

This charming Farmhouse design features an exterior that is welcoming and inviting and an interior floor plan that offers main floor living, dining and kitchen spaces and a second level for the family’s sleeping quarters and baths. The exterior of the home is a delightful mixture of horizontal siding, double gables with wide eaves and a lovely front covered porch that features open railing and columned beams. There is a front loading two car garage entrance as well; perfect space for vehicles with an interior entry and a rear pedestrian door for ease of removing lawn and sporting equipment. The home’s width and depth footprint is ideal for a narrow and/or small property lot; respectively, they are 42’ width and 43’ depth. Nine foot first floor ceiling heights and an unfinished basement foundation add to the spaciousness and expansion possibilities of the home’s interior. Approximately 1,297 square feet of living space is found on the main two floors of the home and there is, in addition to the basement foundation, an overhead bonus space consisting of 354 additional square feet; great room for a fourth bedroom and bath, a home office/studio or an artist’s studio. Entrance into the home off the front porch reveals a foyer entry and coat closet before accessing the living room where there is good entertaining space, a warming fireplace and beautiful window views. Beyond the living room is a second closet and the guest powder room along with the double up and down staircase. The back side of the main floor features the U-shaped kitchen and dining space. The dining room is spacious with double window views for a bright and sunny area while the kitchen is highlighted with a separate pantry, counter and cabinet space and double sink window views overlooking the three season rear porch. The covered porch is surrounded with window views and features great space for enjoying the outdoors nearly all year long depending on the weather we you live. The second floor features three bedrooms, potential expansion space in the bonus room and two full baths. Additionally, the laundry nook is located upstairs for family convenience. The master suite is highlighted with a spacious bedroom, great window views and an attached walk-in closet. A private master bath completes the suite and features vanity space, a toilet area and a tub/shower combination. There is a shared hall bath for the secondary bedrooms which offers vanity space, a toilet area and a tub/shower combination.
