  • Floor Plan(s)
    In general, each house plan set includes floor plans at 1/4" scale with a door and window schedule. Floor plans are typically drawn with 4" exterior walls. However, details/sections for both 2"x4" and 2"x6" wall framing may also be included as part of the plans, or purchased separately.
  • Foundation Plan and Details
    Each house plan set includes one foundation type.
    Additional foundation types may be available for a given house plan, and these options can be viewed on each plan's detail page.
  • Foundation types typically offered: (each type may or may not be available for a given design)
    -Slab: Most of our plans reflect a "raised slab" which consists of a chainwall perimeter filled with compacted fill and a reinforced slab poured on top. No accessible space exists underneath slab construction.
    -Crawlspace: Crawlspace is a type of foundation which includes an accessible space with limited headroom, typically between the soil and the bottom of the first floor of a home. Crawlspace construction is predominant in areas where there is heavy clay content in the soil, where the home owner needs additional under-home storage space, or the homeowner needs access to pipes, wiring, etc. under the floor of the home.
    -Basement: Basement is a type of foundation which includes an accessible space between the soil and the bottom of the first floor of a home. It usually has more headroom than a Crawlspace. Basement foundation construction is predominant in cold climates where the foundation needs to be situated below the frost level.

About This Plan

Perfect as a weekend get-away or permanent residence for a small family, young professional couple or empty-nesters. An ode to simple construction is highlighted on this house plan where an exterior brick chimney, front covered porch and sloping roofline are revealed. The house is beautifully framed by the front covered porch which offers a centrally located walk-up staircase, open railing and columned beams along with a rear screened porch, perfect for country living and nature lovers. This Country house plan, while small, offers an efficient floor plan that features approximately 950 square feet of living space. There are two bedrooms, one bath and an open floor plan within the home’s interior. Ideally suited for a narrow and/or small property lot, the home’s width and depth dimensions are respectively 34’ plus and 41’. After greeting family and friends on the front porch, enter the open floor plan where a large living room is featured. The living room offers good entertaining and family space, a handsome fireplace perfect for chilly mornings and evenings and a window view overlooking the porch. Situated directly beyond the living room is the kitchen peninsula bar where casual seating arrangements are available. There are double sink window views, good counter and cabinet space and rear access onto the screened porch where reading, relaxing and entertaining will be enjoyable and effortless. There is a hall linen closet before entering the shared bath where vanity space, a toilet area and a tub/shower combination is found. The laundry nook is located around the corner as well as a flex space which could comfortably be utilized as a home office or hobby/craft room. An optional basement foundation is offered and the flex space could alternatively be used as the staircase to the lower level. Bedroom one is located at the rear of the home and would be a good choice as the master bedroom; there is good floor space, a large closet and window views onto the rear yard. The second bedroom is slightly smaller, also features good closet space and there is a window view onto the front covered porch.
