  • Code Compliance: This plan is drawn to meet the International Residential Code. Many states and counties amend the codes to adapt to their area. Consult your local building officials to determine the plan, code and site requirements.
  • Heated and Cooled Square Footage calculations are made from outside the exterior frame wall and do not include decks, porches, garages, basements, attics, fireplaces, etc. We include two story and vaulted areas only once in the calculations of the first floor. About This Plan

This Traditional house plan offers a low maintenance brick exterior and a spacious floor plan in single floor living. The façade of the home is a handsome assortment of exterior elements which include brick, overhead window dormers and a front covered porch. The interior floor plan features approximately 2,487 square feet of living space which incorporates four bedrooms, three plus baths and an open layout within the home’s interior. There is a large two car side loading garage which offers plenty of vehicle space and a storage room is located directly off the garage. The front covered porch grants access into the home’s foyer which features 10’ ceiling heights and views onto the open floor plan. There is a formal dining room accentuated with columned beams and an 11’ boxed ceiling. The centrally located great room is an enormous space with coffered ceilings, a rear wall fireplace and access to the rear grilling porch and subsequent patio. This outdoor space is quite large, measuring in excess of 32’ x 9’, and offers a great gathering space for outdoor dining, family fun and entertaining possibilities. There is a grand kitchen with a center island, a separate pantry, loads of counter and cabinet space and the adjoining sundrenched breakfast nook is situated in a bay window. Off the garage entrance is a large closet, half bath for family and guests and a spacious utility room.

The split bedroom plan features three bedrooms and two baths on one side of the home with the master suite location diagonally opposite. The master suite is a nice compilation of large rooms and modern conveniences homeowners have come to expect. The master bedroom is highlighted with a 10’ box ceiling accent, window views and private access onto the rear covered porch. The en suite bath incorporates dual vanities, a whirlpool tub, separate shower and compartmentalized toilet area into the space. His and her walk-in closets are situated on either side of the bath for privacy. Bedroom two enjoys good floor space, a walk-in closet and shares a jack and jill bath with bedroom three.
