What's not included: House plans do not typically include mechanical, plumbing, or truss drawings. Additionally, some jurisdictions require a local architect or engineer to make adjustments to the plan to comply with local building codes. We advise you to check with your local building department regarding codes. For more information, visit the What's Included in Our Plans page.
This Small house plan may be compact but it “packs a punch” in style and character. The façade is a classic farmhouse style with simple construction consisting of a gabled roof, front covered porch with open railing and exterior siding. The 30’ plus width and 37’ depth is ideally suited for narrow and/or small lots. There are approximately 975 square feet of living space in the 1.5 storied home which incorporates two bedrooms and one bath into the floor plan. The expansive front covered porch measures 29’x8’ and is an idyllic setting for greeting family and friends or relaxing with a tall glass of iced tea while enjoying an enthralling read.
The entrance into the home reveals an enormous great room and open dining space and kitchen. The great room houses a second story staircase and features 9’ ceiling heights. The dining area and kitchen sit at the rear of the space and boasts of back and side walls filled with an abundance of modern amenities and plentiful cabinet and counter space. Access to the rear grilling porch is off the kitchen and the rear porch mirrors the greeting porch’s dimensions. The main level owner's suite features a large bedroom with a triple bay window and additional window views resulting in a light-filled space. There is an oversized walk-in master closet and the adjacent bath features a vanity space, a toilet area and a tub/shower combination. Ascending the second story staircase is a large loft area that overlooks the main living area below. The loft is ideal as an additional entertaining area or multi-purpose family room and houses a spacious closet. There is a second bedroom on this level, as well, that features generous floor space and plentiful closet space. This charming home could function as a vacation home or a “forever” home for a small family or professional couple.
