  • Code Compliance: This plan is drawn to meet the International Residential Code. Many states and counties amend the codes to adapt to their area. Consult your local building officials to determine the plan, code and site requirements.
  • Heated and Cooled Square Footage calculations are made from outside the exterior frame wall and do not include decks, porches, garages, basements, attics, fireplaces, etc. We include two story and vaulted areas only once in the calculations of the first floor. Stairs are counted once. Balconies and open walkways in two-story and vaulted areas are included in the square footage of the second floor.

About This Plan

This Country house plan features a front façade brick exterior with great window views and a front alcove entrance. Horizontal siding is highlighted along the sides and rear of the home and double gables balance the home’s exterior. The interior floor plan features three bedrooms, two baths and an open concept layout within approximately 1,250 square feet of living space. There is a front loading two car garage with plenty of vehicle space that offers access into the interior laundry room for easy maintenance of a tidy home environment. The laundry room offers washer and dryer space along with a large closet for sorting and hanging laundry. The main entrance into the home is located off the front covered porch and grants access into the home’s foyer and adjacent coat closet. The two secondary bedrooms and bath are situated off the small hallway. The bath features a large vanity, a toilet area and a tub/shower combination; there is a nearby linen closet as well. Bedroom two features good floor space, a window view and plentiful closet space while the third bedroom, which is slightly smaller, offers double front window views and wall-to-wall closet space. The master bedroom is rear positioned for privacy and is highlighted with generous floor space and double window views. Double vanities, a toilet area and a tub/shower combination are featured in the en suite bath while the large walk-in master closet is adjacent to the bathroom.

The open floor plan consists of a large great room with vaulted ceilings which adds volume and spaciousness to the home’s interior as well as sliders to the rear yard. There is an option for a basement foundation with the staircase positioned off the great room. The family dining room features double window views onto the rear yard and is open to the great room which allows for family and special occasion gatherings in comfort. The kitchen remains open to the dining space and great room while offering good counter and cabinet space, as well as double sinks, and direct access into the laundry room which can be enclosed for noise control. This small home, while compact, offers minimal square footage waste, a functional floor plan and the opportunity to expand the home’s square footage in the optional lower basement foundation.
