  • Code Compliance: This plan is drawn to meet the International Residential Code. Many states and counties amend the codes to adapt to their area. Consult your local building officials to determine the plan, code and site requirements.
  • Heated and Cooled Square Footage calculations are made from outside the exterior frame wall and do not include decks, porches, garages, basements, attics, fireplaces, etc. We include two story and vaulted areas only once in the calculations of the first floor. Stairs are counted once. Balconies and open walkways in two-story and vaulted areas are included in the square footage of the second floor.

About This Plan

A cornucopia of design elements are featured in this Farmhouse house plan where scenes of rural America are brought to mind. The old-fashioned sense of home is highlighted by triple window dormers, exposed rafters, an exterior brick chimney and simple gable roof construction. Further cementing the design plan is a front covered porch which spans the width of the home, is highlighted with open railing and provides generous space to entertain family and friends. Beautifully blending yesteryear with modern conveniences is the interior layout which presents three bedrooms and two baths in approximately 1,544 square feet of living space. Entrance into the home is off the front porch into the home revealing a spacious great room with soaring ceiling heights, a cozy fireplace and an extended flow into the dining room and kitchen. The dining room features a triple window wall and the family friendly kitchen boasts of a wraparound breakfast/snack bar for additional dining. Access to the rear grilling porch, which mirrors the front porch’s dimensions exactly, is through the kitchen area making this both a functional space and extended entertaining space.
