About This Plan

This charming Modern Farmhouse design offers a cottage feel to its form and function principle of design. A small simple layout is happily ensconced in a delicate exterior balance of board and batten, warm woods, and a covered front porch. There is a one car front entry garage with nice exterior hardware that also complements the home’s exterior and the overhead gables add interest and character. The interior floor plan features approximately 1,300 square feet of living space and provides three bedrooms and two baths. While it is situated on a slab foundation, there are optional basement foundations if additional living space is needed. The less than 30’ in width also makes this plan a terrific value for a narrow property lot.

Walking into the home off the front covered porch, you are greeted with a vaulted living room and an adjoining kitchen and dining space. These two spaces are functional and offer the best possible relationship to small living. There is an adjoining pantry for food storage; good, useful space to keep the kitchen operating at maximum efficiency and around the corner is the garage entry with locker space and the laundry room. Travelling down the hallway, you will find two secondary bedrooms on one side of the home, each with a window view and closet space. The shared hall bath includes vanity space, a toilet area, a tub and shower combination as well as a linen closet. The owner’s suite is located at the rear of the home and features a tray ceiling and window views onto the rear porch. An en suite bath offers double vanities, a toilet area, and a tub/shower combination with the primary walk-in closet at the rear of the bath. Great exterior features, a functional interior plan and double covered porches give this home value and intentional purpose in a small amount of space.
