What's Included in these plans?

  • Cover Sheet
    Cover sheet typically includes a front view of the plan (may be in color), index of pages included, and other miscellaneous notes and details.
  • Foundation Plan & Details
    Foundation plans describe to the builder, the type of foundation requested by the home owner or the type of foundation required by a certain geographic area. In most cases, the foundation plan will include footing sizes and locations, footing details and other important information needed to properly construct the home. In some specific areas, a structural engineer may be required to review and certify the house plans purchased. These reasons include, but are not limited to the following: seismic (earthquake) considerations, high wind (coastal , mountainous areas, etc.), snow loads, etc.
  • Floor Plans
    The floor plans locate all walls, interior and exterior, of the entire building, denote ceiling heights and treatments, locate all plumbing fixtures, cabinets, door and window locations and sizes, gives square footage measurements, locate water heaters and hvac systems.
  • Exterior Elevations
    The exterior elevations are used to depict the exterior finishes (brick, siding, stucco, etc.), roof styles (hip or gable) and slopes, ridge heights, and window styles, and overhang lengths. The exterior elevations include a front, right, rear, and left elevation.
  • Building Sections
    The building sections describe to the builder how a particular home is to be constructed.  Building sections typically show stud heights, the roof construction, whether stick built or pre engineered, direction of the ceiling joist members, overhang finishes, wall and ceiling finishes, and interior roof support members.
  • Roof Plan
    The roof plan depicts the roof type, plate heights and roof slope of each plane.
  • Interior Cabinet Views
    Cabinet views depict the overall design and layout of the kitchen cabinets.
  • Electrical Plan
    The electrical plan depicts the general location of all interior and exterior electrical devices. This generally includes light switches, electrical outlets, ceiling fixtures, and smoke detectors. The electrical plan will also generally locate the breaker box and power entry.

About This Plan

This Country house design features a commanding exterior façade which is symmetrical in form and delightfully functional. A triple set of window dormers span the roof line and the extensive front covered porch is highlighted with a centrally positioned entrance and plenty of space to relax and greet visitors. There are double stacked column beams supported by stone pillars, open railing and a stone walk-up to the front porch, and the stonework continues around the perimeter of the home for a cohesive appearance. An open concept layout and split bedroom plan are featured in the approximate 2,420 square feet of living space where four bedrooms and two plus baths are smartly designed into the 1.5 storied home. There is a three car rear loading garage that features a double carport and single bay; this space is perfect for additional storage and the rear access allows for uninterrupted sight lines onto the front exterior. The front covered porch measures 39’x6’, has a slight recess on either side and offers entrance into the home’s foyer. The formal dining space is highlighted on one side of the foyer while the fourth bedroom/study features optional French door access on the opposite side. There is a pass-thru from the dining room to the kitchen which features a large center island with plenty of prep/work space, double sinks and a breakfast bar. An enormous food storage pantry lies off the back wall of the kitchen and the kitchen opens onto the casual breakfast room and great room. The breakfast room is lit with plenty of natural sunlight from the triple window wall and also offers access to the huge covered porch where there is a gas log fireplace and optional summer kitchen. The great room also boasts of a wall of windows overlooking the porch, a warming fireplace and built-in cabinetry. There are lockers at the rear of the home as well as a powder room and a large laundry room. The bonus space, measuring 440 square feet, is accessible from the rear staircase and features a large upstairs room ideal as a home office, multi-purpose room or fifth bedroom.

The split bedroom plan features two additional bedrooms along with the fourth bedroom/study. All three bedrooms have similar footprints with window views, plentiful closet space and there is a shared hall bath with double lavatories and a hall linen closet. The master suite lies on the opposite side of the home where there is a spacious master bedroom featuring a trey ceiling accent, his and her oversized walk-in closets and a master bath. The bath is highlighted with a large amount of space and includes dual vanities, a walk-in separate shower, a garden tub and private access to the rear of the home.
