are made from outside the exterior frame wall and do not include decks, porches, garages, basements, attics, fireplaces, etc. We include two story and vaulted areas only once in the calculations of the first floor. Stairs are counted once. Balconies and open walkways in two-story and vaulted areas are included in the square footage of the second floor.FLOOR PLANS
This home plan includes the floor plan showing the dimensioned locations of walls, doors, and windows as well as a schematic electrical layout. The structure are for stick construction ( studs, joists, beams, etc), All structural members are designed and included on the plans or as per minimum size allowed by code. This plan includes the exterior elevations (front, rear, right and left) that show and describe the finished materials of the house.BUILDING SECTION(S)

Because local codes and regulations and even methods of construction vary across the nation and internationally, certain alternative planning may be necessary to adapt the plan to your area. For this reason heating and plumbing are not included with our plans. You should be able to meet with these subcontractors to select and plan the system that is most appropriate for your area. Some municipalities may require plan review by a licensed Architect or Structural Engineer of your area.
