What's Included in these plans?

  • Floor Plan
Each of our distinctive plans comes with a professionally designed, fully dimensioned Floor Plan indicating the size and location of all walls, doors, windows and special features. Fireplace details are included where applicable. Door and window schedules are included to provide detailed information regarding opening sizes and window types. Each plan is supplemented with specific and general notes, room labels, area calculations, light and ventilation calculations, and ceiling heights.
  • Kitchen & Bath layouts
The general layout of kitchens and baths is shown on the floor plan and include fixtures and cabinetry.
  • Elevations
All Plans have scale exterior elevations that show front, rear, left and right sides. These are detailed representations that graphically display heights of significant building features and design elements. Exterior finishes, ornamental design elements, roof type and roof pitch are generally shown on the elevations.
  • Sections
Wall Sections and Building Sections are incorporated into the set to show a profile slice of the building to indicate recommended methods and materials of construction, including second floor joist framing.
  • Structural Plans
All building structural requirements are engineered and fully detailed with beam, ledger, footing, column, and header schedules, notes and any special condition (like stairs and residential elevators) and framing details. Connector schedules are based on engineered uplift calculations.
  • Foundation Plan
Most of the Aronson & Associates Foundation Plans come with engineered reinforced slab foundations. These include thickened edge and footing sizes, section markers, and mechanical equipment locations, as well as all building code related notes.
  • Roof Plan
Roof and Roof Framing plans are aerial views showing roof slopes, ridges, hips and valleys. In addition to the basic roof lines, our roof plans have specifically engineered truss drawings that show the length, spacing and layout of all roof structural members.
  • Mechanical Plans
Most plans have separate, fully engineered Mechanical Plans that show detailed information regarding building mechanical systems, and specific equipment details and specifications.
  • Electrical Plans
Electrical Plans are included separately to provide the level of detail you could only expect from an experienced architect. These drawings fully represent the location of all fixtures, switches and outlets. Lighting calculations, electrical symbol legend, typical Arc Interrupting Current calculations, riser diagrams and panel schedules are also included.
  • Plumbing Plan
Plan sets include the layout of all plumbing fixtures and normally have a plumbing isometric riser diagram with each fixture labeled.

About This Plan

This traditional two story Mediterranean plan offers approximately 6,600 square feet of living space with five bedrooms, six+ bathrooms and a three car garage. The mix of architectural details such as ironwork, roof tiling, the courtyard entrance and towering dome gives this home an exciting façade. The two story grand entrance is flanked by stately columns, arched window detail and double wooden paneled doors which spill over into the dramatic foyer. The foyer is flanked by a stunning curved staircase on one side and a cozy den/library with trey ceiling on the opposite side. The beautifully designed rotunda leads into the formal living room with coffered ceilings, stately fireplace, wet bar and triple French door access to the courtyard/rear covered patio. The guest suite is self-contained, has a private entrance, five piece bath and walk-in closet. The formal dining room offers a trey ceiling and triple bay window with beautiful rear courtyard views. The designer kitchen is a work of art with a butler’s pantry, center island, breakfast bar and octagon shaped breakfast nook with the family room centered at the rear of this space. A maid’s quarters with closet and private bath are off the kitchen as well as the laundry room. The three car garage offers outstanding space and additional storage. As you round the staircase to the second floor, you come to the bridge which leads to bedroom three and four which are beautifully designed with their own private baths, walk-in closets and private covered balconies. On the flip side of the bridge, you have the second bedroom with a private bath, walk-in closet and private covered balcony. There is an additional laundry room located on the second floor for convenience and additional storage and linen closets. The master retreat enjoys a footprint second to none with a 22’8”x19’ trey ceiling bedroom, bar area, sitting room and French door access to the private covered balcony. His and her walk-in closets, one of which is the size of a bedroom, also features a dressing area. The master bath is highlighted by a roman tub, separate shower, dual vanities and his and her compartmentalized toilet areas. This house plan offers an outstanding floor plan and stunning exterior elements which would make anyone proud to call this traditional Mediterranean style house, home.
