What's Included in these plans?

  • Cover Sheet:
    Includes a drawing index, square footage chart, and usually the front and rear elevations.
  • Exterior Elevations:  
    All elevations are detailed and shown at ¼" scale, usually over two sheets.
  • Floor Plans and Square Footage:
  • This floor plan almost always come in ¼" scale with centerline dimensions and are most commonly shown with 4" walls. 6" exterior walls are available as an optional upgrade (Please call for pricing of 2x6 walls). Our square feet measurements only include heated floor space. The measurements are made from outside the exterior frame (brick is NOT included). Stairs are counted once. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. Additionally, a 2x floor framing example is provided.
  • Foundations:
    -Basement:
    They are almost always shown as walk-out basements with 10" walls (not counting framed walls).
    -Slab:          
    Usually an optional upgrade, we show a typical turned down slab.
    -Crawl Space:
  • Usually an optional upgrade, we show crawl space foundations with 8" walls and ventilation calculations.
  • Roof:
    This plan includes a 2D and a 3-D roof overview showing all pitches and planes. A 2x framing roof plan is also provided as a framing example.
  • Electrical Layout:
    This plan includes a "path of light" electrical layout for each floor.
  • Typical Details:
    Each plans comes with typical details for the appropriate foundation, wall sections, roof framing, etc. Details, insulation specifications and any beam or rebar sizing is based on what is typical for the Atlanta, GA area.

About This Plan

This amazing house plan has it all; a gorgeous natural exterior façade and a functional and versatile interior floor plan. Natural design elements are highlighted on the exterior of the home and consist of siding, shakes and tapered columns on stacked stone beams. The front covered porch has slate flooring, a nature inspired ceiling and broad proportions making this space a relaxing and inviting spot to relax and enjoy the outdoors. There is a covered breezeway with open railing and exposed rafters leading to the two car garage. The interior floor plan has in excess of 3,300 square feet; 2,100 of which is on the main level and 1,223 is located on the expansion terrace level. This is a beautiful house plan that is ideally suited for a woodsy or Mountain View property with its rustic appearance and outdoorsy feel. A study or second bedroom is accessible through French doors off the foyer and includes plenty of closet space and private access to the full bath. The expansive vaulted great room features a handsome fireplace with built-in cabinetry or an entertainment center and a rear wall of picturesque windows overlooking the rear yard. The kitchen and dining room are open to the great room and feature outdoor access, a breakfast bar and plenty of additional counter and cabinet space. The family friendly kitchen also provides access to the side screened porch which is quite spacious and a great space for relaxing or entertaining.
