What's Included in these plans?

  • Cover Sheet:
    Includes a drawing index, square footage chart, and usually the front and rear elevations.
  • Exterior Elevations:  
    All elevations are detailed and shown at ¼" scale, usually over two sheets.
  • Floor Plans and Square Footage:
  • This floor plan almost always come in ¼" scale with centerline dimensions and are most commonly shown with 4" walls. 6" exterior walls are available as an optional upgrade (Please call for pricing of 2x6 walls). Our square feet measurements only include heated floor space. The measurements are made from outside the exterior frame (brick is NOT included). Stairs are counted once. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. Additionally, a 2x floor framing example is provided.
  • Foundations:
    -Basement:
    They are almost always shown as walk-out basements with 10" walls (not counting framed walls).
    -Slab:          
    Usually an optional upgrade, we show a typical turned down slab.
    -Crawl Space:
  • Usually an optional upgrade, we show crawl space foundations with 8" walls and ventilation calculations.
  • Roof:
    This plan includes a 2D and a 3-D roof overview showing all pitches and planes. A 2x framing roof plan is also provided as a framing example.

About This Plan

This Mountain style ranch home is a derivative of the fashionable Hyde Park floor plan. There are approximately 3,200 square feet of living space with 1,819 square feet on the main level and 1,412 square feet in the basement level. Two to four bedrooms are available along with four bathrooms in addition to a two car garage. This would make a fantastic vacation home or “forever” home with the endless expansion possibilities. The exterior façade of the home incorporates natural design elements including stacked stone, an expansive covered front porch with tapered beams, a window dormer and siding. This home has an open concept design ideal for entertaining large gatherings of family and friends and plenty of private family spaces. Entering the home through the double doors, you come to a spacious foyer which houses the staircase to the terrace level and extends into the great room. The vaulted great room is enormous and features a handsome fireplace, built-in cabinetry and a picturesque rear wall of windows overlooking a massive rear deck. The gourmet kitchen is highlighted by a large center island, plenty of additional counter and cabinet space and is open to the great room and casual breakfast area. A triple bay window is featured in the breakfast room and there is access to the deck on one side and the screened porch on the other. The screened porch is quite large with a triple bay window, an outdoor fireplace and is, at the least, a three season outdoor space. The guest room or second bedroom is spacious with ample closet space and has access to the full hall bath and linen closet. The family laundry room is large with a sink area and features access to the breezeway which subsequently ends at the two car garage. The main level master suite sits on the opposite side of the home for privacy and features a large master bedroom with trey ceiling accent, an oversized walk-in closet and private access to the rear deck. The master bath is elegantly designed and is highlighted by dual vanities, a separate shower, whirlpool tub and a compartmentalized toilet.
The terrace level features outstanding outdoor space as well as a large home office or multi-purpose family room. Additionally, the optional recreation room is enormous with French door access to the terrace patio. There are two optional bedrooms; the third bedroom features an oversized bedroom with plenty of closet space and there is a shared hall bath. Bedroom four is oversized, as well, with a walk-in closet and a private bath. Along with a plethora of expansion possibilities is a large storage space. This home offers a beautiful exterior façade and an interior floor plan which is comfortable and fully functional.
