What's Included in these plans?

  • Cover Sheet:
    Includes a drawing index, square footage chart, and usually the front and rear elevations.
  • Exterior Elevations:  
    All elevations are detailed and shown at ¼" scale, usually over two sheets.
  • Floor Plans and Square Footage:
  • This floor plan almost always come in ¼" scale with centerline dimensions and are most commonly shown with 4" walls. 6" exterior walls are available as an optional upgrade (Please call for pricing of 2x6 walls). Our square feet measurements only include heated floor space. The measurements are made from outside the exterior frame (brick is NOT included). Stairs are counted once. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. Additionally, a 2x floor framing example is provided.
  • Foundations:
    -Basement:
    They are almost always shown as walk-out basements with 10" walls (not counting framed walls).
    -Slab:          
    Usually an optional upgrade, we show a typical turned down slab.
    -Crawl Space:
  • Usually an optional upgrade, we show crawl space foundations with 8" walls and ventilation calculations.
  • Roof:
    This plan includes a 2D and a 3-D roof overview showing all pitches and planes. A 2x framing roof plan is also provided as a framing example.
  • Electrical Layout:
    This plan includes a "path of light" electrical layout for each floor.
  • Typical Details:
    Each plans comes with typical details for the appropriate foundation, wall sections, roof framing, etc. Details, insulation specifications and any beam or rebar sizing is based on what is typical for the Atlanta, GA area.

About This Plan

This charming Cottage has enormous curb appeal and an interior floor plan that is spacious and comfortable. The exterior façade of the home incorporates handsome architectural elements designed to be aesthetically pleasing. A blend of rustic and traditional features such as stacked stone, siding, shakes and a front covered porch create a beautiful exterior and the ultimate in a weekend getaway or vacation home. The interior floor plan features in excess of 1,500 square feet and includes two bedrooms and three bathrooms. Additionally, there is a detached two car garage with a covered walkway off the laundry or mudroom.
