COST TO BUILD REPORT

What's Included in these plans?

  • Cover Sheet:
    Includes a drawing index, square footage chart, and usually the front and rear elevations.
  • Exterior Elevations:  
    All elevations are detailed and shown at ¼" scale, usually over two sheets.
  • Floor Plans and Square Footage:
  • This floor plan almost always come in ¼" scale with centerline dimensions and are most commonly shown with 4" walls. 6" exterior walls are available as an optional upgrade (Please call for pricing of 2x6 walls). Our square feet measurements only include heated floor space. The measurements are made from outside the exterior frame (brick is NOT included). Stairs are counted once. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. Additionally, a 2x floor framing example is provided.
  • Foundations:
    -Basement:
    They are almost always shown as walk-out basements with 10" walls (not counting framed walls).
    -Slab:          
    Usually an optional upgrade, we show a typical turned down slab.
    -Crawl Space:
  • Usually an optional upgrade, we show crawl space foundations with 8" walls and ventilation calculations.
  • Roof:
    This plan includes a 2D and a 3-D roof overview showing all pitches and planes. A 2x framing roof plan is also provided as a framing example.
  • Electrical Layout:
    This plan includes a "path of light" electrical layout for each floor.
  • Typical Details:
    Each plans comes with typical details for the appropriate foundation, wall sections, roof framing, etc. Details, insulation specifications and any beam or rebar sizing is based on what is typical for the Atlanta, GA area.

About This Plan

Wide open spaces and a great cabin “vibe” abound in this natural house plan. The exterior of the home features log siding, a front covered porch and an optional screened porch creating the ultimate in outdoor living space. Two bedrooms and two baths are incorporated into the approximately 1,300 square feet of living space. Additionally, there is a daylight basement level which has plenty of unfinished space and a covered terrace. The unfinished basement space could be expanded to include a workshop, artist’s studio or a family recreation room; of course, it could be utilized as storage space, as well. The main level of the home is accessed from the outstanding 28’x6’ covered front porch which is an inviting and relaxing addition to the home. The amazing great room is vaulted, has awesome window views and a handsome fireplace which is just perfect for chilly nights. The casual dining room is surrounded on both sides by a multitude of windows and provides optional screened porch access ideal for outdoor dining. The family friendly kitchen has a breakfast bar, plenty of additional counter and cabinet space and a combination walk-in pantry and laundry room. There is a spacious bedroom on the main level with ample closet space and private access to the hall bathroom. Two linen closets are also available; one contained within the bath, the other in the hallway.
Upstairs, you will find an open loft area with an awesome array of second story window views. This makes a wonderful space for an informal lounge, home office or it would function well as an exterior sitting room for the second level bedroom. The spacious bedroom has an 8’ ceiling line and a large walk-in closet at the rear of the space for privacy and convenience. The second story bath features dual vanities and double window views.
