What's Included in these plans?

  • Cover Sheet:
    Includes a drawing index, square footage chart, and usually the front and rear elevations.
  • Exterior Elevations:  
    All elevations are detailed and shown at ¼" scale, usually over two sheets.
  • Floor Plans and Square Footage:
  • This floor plan almost always come in ¼" scale with centerline dimensions and are most commonly shown with 4" walls. 6" exterior walls are available as an optional upgrade (Please call for pricing of 2x6 walls). Our square feet measurements only include heated floor space. The measurements are made from outside the exterior frame (brick is NOT included). Stairs are counted once. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. Additionally, a 2x floor framing example is provided.
  • Foundations:
    -Basement:
    They are almost always shown as walk-out basements with 10" walls (not counting framed walls).
    -Slab:          
    Usually an optional upgrade, we show a typical turned down slab.
    -Crawl Space:
  • Usually an optional upgrade, we show crawl space foundations with 8" walls and ventilation calculations.
  • Roof:
    This plan includes a 2D and a 3-D roof overview showing all pitches and planes. A 2x framing roof plan is also provided as a framing example.
  • Electrical Layout:
    This plan includes a "path of light" electrical layout for each floor.
  • Typical Details:
    Each plans comes with typical details for the appropriate foundation, wall sections, roof framing, etc. Details, insulation specifications and any beam or rebar sizing is based on what is typical for the Atlanta, GA area.

About This Plan

This three bedroom, two plus bath house plan also has a daylight basement which would substantially increase the square footage of this home. There are approximately 2,100 square of living space in the home and the basement level could potentially add an additional 1,194 square feet. The exterior of the home has an abundance of character and charm with its window dormer and front covered porch. This home is ideally suited for a mountain property to take advantage of the gorgeous outdoor living spaces. The broad front covered porch leads into the vaulted foyer and houses a side staircase and a powder room for guests. There is a gallery hall that separates the foyer and vaulted great room which is an enormous space, has a handsome fireplace and built-in cabinetry. There is French door access from the great room to the vaulted covered porch and rear deck area. The formal dining room is highlighted with column detailing and open to the great room. This open concept design and outdoor space provides great entertaining options for large gatherings of family and friends. The kitchen is a chef’s delight and contains an abundance of counter and cabinet space along with wonderful window views. There is a spacious bedroom which could function as the master suite on the main floor. The bedroom has a triple wall of windows and provides access into the large bath through French door.
