What's Included in these plans?

  • Cover Sheet:
    Includes a drawing index, square footage chart, and usually the front and rear elevations.
  • Exterior Elevations:  
    All elevations are detailed and shown at ¼" scale, usually over two sheets.
  • Floor Plans and Square Footage:
  • This floor plan almost always come in ¼" scale with centerline dimensions and are most commonly shown with 4" walls. 6" exterior walls are available as an optional upgrade (Please call for pricing of 2x6 walls). Our square feet measurements only include heated floor space. The measurements are made from outside the exterior frame (brick is NOT included). Stairs are counted once. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. Additionally, a 2x floor framing example is provided.
  • Foundations:
    -Basement:
    They are almost always shown as walk-out basements with 10" walls (not counting framed walls).
    -Slab:          
    Usually an optional upgrade, we show a typical turned down slab.
    -Crawl Space:
  • Usually an optional upgrade, we show crawl space foundations with 8" walls and ventilation calculations.
  • Roof:
    This plan includes a 2D and a 3-D roof overview showing all pitches and planes. A 2x framing roof plan is also provided as a framing example.
  • Electrical Layout:
    This plan includes a "path of light" electrical layout for each floor.
  • Typical Details:
    Each plans comes with typical details for the appropriate foundation, wall sections, roof framing, etc. Details, insulation specifications and any beam or rebar sizing is based on what is typical for the Atlanta, GA area.

About This Plan

This Craftsman design has enormous curb appeal with its broad covered front porch and arched openings on stacked stone columns. The rear of the home features superior outdoor space that includes an enormous deck and screened porch. This is a wonderful home for a lakefront or Mountain view property which incorporates wonderful window views and outdoor space throughout the home. The interior floor plan features in excess of 2,600 square feet and offers three bedrooms and two plus bathrooms. Additionally, there is a daylight basement and two car garage. Double door entry into the home leads to the spacious foyer and open concept design. A formal dining room features a triple wall of windows, trey ceiling accent and opens onto the great room. A handsome fireplace, built-in cabinetry and rear access to the deck are highlighted in the oversized great room. Wonderful family space is created in the keeping room, breakfast area and kitchen. The gourmet kitchen features a large, center island with breakfast bar and plenty of additional counter and cabinet space. The family friendly breakfast room is bright and airy with a triple wall of windows while the keeping room is highlighted by a rear wall fireplace, built-in cabinetry and access to the screened porch. An enormous walk-in pantry is situated off the keeping room. There is a powder room for guests, a large utility room that has a sink area and the adjacent mudroom features a bench area. The master suite is located on the main level for privacy and convenience and you will find a spacious bedroom with an abundance of window features along with a trey ceiling. Oversized his and her walk-in closets line the walkway to the master bath. The vaulted master bath is large and elegantly designed; there are dual vanities, a whirlpool tub, separate shower and a compartmentalized toilet.
Two family bedrooms are located on the second story of the home; both are spacious and contain a walk-in closet and separate vanities are highlighted in the jack and jill bathroom.
