What's Included in these plans?

  • Cover Sheet:
    Includes a drawing index, square footage chart, and usually the front and rear elevations.
  • Exterior Elevations:  
    All elevations are detailed and shown at ¼" scale, usually over two sheets.
  • Floor Plans and Square Footage:
  • This floor plan almost always come in ¼" scale with centerline dimensions and are most commonly shown with 4" walls. 6" exterior walls are available as an optional upgrade (Please call for pricing of 2x6 walls). Our square feet measurements only include heated floor space. The measurements are made from outside the exterior frame (brick is NOT included). Stairs are counted once. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. Additionally, a 2x floor framing example is provided.
  • Foundations:
    -Basement:
    They are almost always shown as walk-out basements with 10" walls (not counting framed walls).
    -Slab:          
    Usually an optional upgrade, we show a typical turned down slab.
    -Crawl Space:
  • Usually an optional upgrade, we show crawl space foundations with 8" walls and ventilation calculations.
  • Roof:
    This plan includes a 2D and a 3-D roof overview showing all pitches and planes. A 2x framing roof plan is also provided as a framing example.
  • Electrical Layout:
    This plan includes a "path of light" electrical layout for each floor.
  • Typical Details:
    Each plans comes with typical details for the appropriate foundation, wall sections, roof framing, etc. Details, insulation specifications and any beam or rebar sizing is based on what is typical for the Atlanta, GA area.

About This Plan

A traditional exterior and bold interior floor plan are featured in this exciting home design. Board and batten, cedar shakes, stacked stone and siding lends a traditional feel to the home and offers an inviting presence. There is a covered front porch, window dormer and the three car garage features a double and single bay. The interior floor plan is an open concept design with loads of common spaces in which to entertain and plenty of private family space as well. There are in excess of 2,400 square feet of living space on the main floor, a terrace level with approximately of 1,400 square feet and an optional second floor layout. French door access into the home features a spacious foyer which opens onto the formal dining room which is highlighted by a trey ceiling. The family room is highlighted by gorgeous coffered ceiling work, a stately fireplace and a rear wall of windows overlooking the rear covered porch. An extended rear wall of windows is highlighted in the combination breakfast room and keeping room and there is rear porch access. There is a gourmet kitchen which features a center breakfast bar with sink and prep space, plenty of additional counter and cabinet space and an oversized walk-in pantry. There is a large laundry room with seating and additional counter space off the single bay garage. A guest suite or second bedroom features ample closet space and private access to the full bath. The master suite is situated on the main floor as well and is highlighted by a spacious bedroom with a trey ceiling and a triple wall of windows overlooking the rear yard. French door access leads to the elegantly designed master bath offering dual vanities, a whirlpool tub, separate shower with seating and a private toilet area. The oversized walk-in master closet sits at the rear of the bath for privacy and convenience.
The terrace level of the home features great space with two family bedrooms; both are clearly oversized and bedroom three has ample closet space and access to the full bath. The fourth bedroom features a walk-in closet and private bath.
