What's Included in these plans?

  • Cover Sheet
    Showing architectural rendering of residence.
  • Floor Plan(s)
In general, each house plan set includes floor plans at 1/4" scale with a door and window schedule. Floor plans are typically drawn with 4" exterior walls. However, details/sections for both 2"x4" and 2"x6" wall framing may also be included as part of the plans, or purchased separately.
  • Foundation Plan and Details

Additional foundation types may be available for a given house plan, and these options can be viewed on each plan's detail page.
  • Foundation types typically offered: (each type may or may not be available for a given design)
-Slab: Most of our plans reflect a "raised slab" which consists of a chainwall perimeter filled with compacted fill and a reinforced slab poured on top. No accessible space exists underneath slab construction.
-Crawlspace: Crawlspace is a type of foundation which includes an accessible space with limited headroom, typically between the soil and the bottom of the first floor of a home. Crawlspace construction is predominant in areas where there is heavy clay content in the soil, where the home owner needs additional under-home storage space, or the homeowner needs access to pipes, wiring, etc. under the floor of the home.
-Basement: Basement is a type of foundation which includes an accessible space between the soil and the bottom of the first floor of a home. It usually has more headroom than a Crawlspace. Basement foundation construction is predominant in cold climates where the foundation needs to be situated below the frost level.

About This Plan

Reflective of one of our most popular house plans, this version of the Farmhouse design includes an unfinished basement foundation. An expansive front covered porch, triple window dormers and simple horizontal siding define the exterior façade. Traditional farmhouse styling, an open interior layout and the split bedroom plan offer numerous and versatile options while designing the interior. The one story main floor features approximately 1,852 square feet of living space which incorporates three bedrooms and two plus baths into the interior. The front porch measures in excess of 41’x6’ and offers entrance into the home’s foyer and subsequent great room with vaulted ceilings, a corner gas log fireplace and rear access to the covered or screened porch; this approach into the home allows for sight lines from the front foyer to the rear outdoor area for a beautiful view. A large dining space, measuring in excess of 11’x17’ features a triple window wall for a sun lit space and the adjoining kitchen features a peninsula bar for snacking, a center island for plentiful work/prep space and a separate pantry. The two car garage features optional side or front loading capacity and an optional rear wall showcases a myriad of design choices; a workshop, storage room, a home office, separate porch or flex space. There is a half bath for guests and large laundry room off the garage for tidiness and ease of clean-up as well as a staircase to the second level bonus room. The bonus space is quite large, contains a walk-in closet and space for a future bath.
The split bedroom plan offers two family bedrooms on one side of the home; each is spacious with window views and generous closet space. Both a linen and coat closet flank the hall bath where there is a vanity space, a toilet area and a tub/shower combination. The master suite is situated on the opposite end of the home and is highlighted with a spacious bedroom, his and hers oversized walk-in closets and a master bath with double vanities, a separate shower with seating and a jetted tub. Comfortable and cozy both on the exterior and interior, this Farmhouse design affords the homeowner’s good interior space, expansion possibilities and excellent outdoor space for the ultimate in home design.
