Floor Plan(s)
In general, each house plan set includes floor plans at 1/4" scale with a door and window schedule. Floor plans are typically drawn with 4" exterior walls. However, details/sections for both 2"x4" and 2"x6" wall framing may also be included as part of the plans, or purchased separately.
Foundation Plan and Details
Each house plan set includes one foundation type.
Additional foundation types may be available for a given house plan, and these options can be viewed on each plan's detail page.
Foundation types typically offered: (each type may or may not be available for a given design)
-Slab: Most of our plans reflect a "raised slab" which consists of a chainwall perimeter filled with compacted fill and a reinforced slab poured on top. No accessible space exists underneath slab construction.
-Crawlspace: Crawlspace is a type of foundation which includes an accessible space with limited headroom, typically between the soil and the bottom of the first floor of a home. Crawlspace construction is predominant in areas where there is heavy clay content in the soil, where the home owner needs additional under-home storage space, or the homeowner needs access to pipes, wiring, etc. under the floor of the home.
-Basement: Basement is a type of foundation which includes an accessible space between the soil and the bottom of the first floor of a home. It usually has more headroom than a Crawlspace. Basement foundation construction is predominant in cold climates where the foundation needs to be situated below the frost level.

About This Plan

A classic Cottage exterior and spacious interior are featured highlights of this single-story home with overhead bonus space. The façade features excellent craftsman touches such as substantial tapered beams, stone pillars, board and batten lined gables, and an extensive front covered porch. The spacious interior features a home office, the main level master suite, open floor plan, and expansion space. There are approximately 2,023 square feet of living space which includes three bedrooms and two plus bathrooms. The bonus space is situated on the second floor above the garage and offers 334 square feet of space; plenty of room for an additional bedroom, a craft/hobby room or a second family entertaining room. Sloped ceilings, a full bathroom with shower and adjacent linen closet along with the floor space could also create an additional bedroom; just add a closet and now there are four bedrooms. Conversely, additional bedrooms could be added to the basement foundation; this house plan offers loads of versatility with overhead and lower expansion space.

The main floor of the home is entered off the front porch where the massive great room boasts of a 10’ tray ceiling, a gas log fireplace, built-in cabinetry, and great entertaining space. The kitchen and dining area lie just beyond the great room and feature a center island, a separate pantry, double window views and a bright and airy area for casual dining. There is a rear covered porch accessible from the space which offers excellent outdoor space equipped for enjoyable family and friend time. Directly off one of the hallways is the small home office, perfect private space for work or a homework station or play/gaming room for the children. The two-car front entry garage features extra storage space, ideal for lawn and sporting equipment. There is an interior coat closet, a half bathroom for guests’, a staircase to the bonus room and a large laundry room featuring plenty of counter folding space and a sink area nearby as well.

The master suite is located at the rear of the home for privacy and offers an oasis for the homeowner’s pleasure and comfort.
