What's Included in these plans?

  • FOUNDATION
    Slab on Grade: Most of these designers plans are designed with a raised slab to reduce heat loss and give owners the best option for radiant floor heating.
    Crawl Space:  Type of foundation can be viewed on each plan's detail page.
    Basement:  Our basement is indicated as lower level floor plan and detailed appropriately.
  • FLOOR PLAN(S)
    Floor plans are drawn at ¼" scale and incorporate 24" module framing for material conservation.
    Exterior walls are drawn as 2' x 6' framing with optional insulation detail provided in our Conservation Guide included with all plans.
  • ROOF PLAN
    House plans include a roof framing and drainage sheet and truss profiles where appropriate.
  • EXTERIOR ELEVATIONS
    Each house plan includes four sides, elevations as well as any special exterior details.
  • SECTION VIEWS
    Showing interior framing i.e. stairs, structural beams, joists, rafters, truss, and interior elevations.
  • ELECTRICAL PLAN
    In general, each house plan set includes an electrical plan showing lights, fans, switches, special receptacles, and mechanical equipment locations.
  • MECHANICAL PLAN
    Includes energy recovery ventilation design (optional air-to-air heat exchanger).  Where applicable: radiant floor heating layout, solar air distribution system, night flush economizer system, and location of mechanical appliances.

    123-page book emailed to you in PDF form, which covers energy-efficient concepts that won this designer the National Gold Energy Value and Green Builder of the Year awards from the National Association of Home Builders and the US Department of Energy.  This material is included to help you evaluate energy conservation features and equipment you choose to incorporate in your new home.

About This Plan

Clean lines, gorgeous window views and a front and rear covered porch blend beautifully to give this energy efficient home an outstanding exterior façade. The interior floor plan is a beautiful design, as well, and features the Energy Star rating and a passive solar design. The Energy Star is a trusted symbol assigned to energy efficient products and practices designed for consumer identification and the purchase of energy efficiency products that offer savings without the sacrifice of performance, features and comfort. The interior floor plan of this home features approximately 1,560 square feet of living space containing two bedrooms and two baths in a single story. The two car garage offers an additional 624 square feet for vehicle storage. A generous floor plan and open concept highlight the space in the home without the need of wasted space. The passive solar design employs a high barrel vault ceiling in the entrance which transitions to a 10’ ceiling in the great room and 9’ ceilings over the master suite, kitchen and guest room. The combination living and dining space is enormous with an entire wall of windows spanning the space and a corner wood-burning stove with back lighting sits on a raised hearth in the great room. The chef’s delight kitchen features a breakfast bar, plenty of additional counter and cabinet space and the separate pantry is slightly offset from the kitchen along with the laundry facilities. The study is visually closed but open to create air movement from solar gain creating a comfortable atmosphere in which to work or relax.
The second bedroom/guest room is spacious with plenty of closet space and access to the adjacent full bath and hall linen closet.
