What's Included in these plans?

  • FOUNDATION
    Slab on Grade: Most of these designers plans are designed with a raised slab to reduce heat loss and give owners the best option for radiant floor heating.
    Crawl Space:  Type of foundation can be viewed on each plan's detail page.
    Basement:  Our basement is indicated as lower level floor plan and detailed appropriately.
  • FLOOR PLAN(S)
    Floor plans are drawn at ¼" scale and incorporate 24" module framing for material conservation.
    Exterior walls are drawn as 2' x 6' framing with optional insulation detail provided in our Conservation Guide included with all plans.
  • ROOF PLAN
    House plans include a roof framing and drainage sheet and truss profiles where appropriate.
  • EXTERIOR ELEVATIONS
    Each house plan includes four sides, elevations as well as any special exterior details.
  • SECTION VIEWS
    Showing interior framing i.e. stairs, structural beams, joists, rafters, truss, and interior elevations.
  • ELECTRICAL PLAN
    In general, each house plan set includes an electrical plan showing lights, fans, switches, special receptacles, and mechanical equipment locations.

About This Plan

This amazing house plan was the 2006 Gold Energy Value award winner and the recipient of a housing award from the National Association of Home Builders Research Center and the U.S. Department of Energy. Passive solar and supreme green are also assigned to the home which features a split entry highlighted with a soaring solarium that integrates five distinct levels. Using a Sunterra insulation system maximizes the entire home as a livable and usable space. Carefully positioned windows capture solar heat and natural light resulting in warm and well lighted living space. The home incorporates a reverse living arrangement in the approximate 1,775 square foot home which features three bedrooms, two baths and the garage contains an additional 504 square feet. The front covered porch leads to the dramatic entry which houses a side staircase and subsequently leads to family sleeping quarters and a bath. This arrangement features two spacious bedrooms; both have ample closet space and a shared bath with double sinks and a linen closet. This space is ideal for guests and/or older children as it is separate and private. A large storage area is situated off the two car garage to optimum space management.
The soaring solarium is highlighted on the main living floor where an abundance of living space is available. The home office is a distinct and separate space featuring great space in which to work or meet business associates. The owner’s suite is adjacent to the office and features a large bedroom with a master walk-in closet and bath. The open concept living design is highlighted by large living and dining spaces and great outdoor space. The living room features a fireplace and the family friendly kitchen has a breakfast bar, a separate walk-in pantry and a plethora of modern amenities. The family utility room is located off the kitchen. An additional loft and storage space on the third floor completes the home. This home has solar-heated air distribution to lower levels, a night-house air flush system for direct summer cooling, and an energy recovery ventilation design.
