What's Included in these plans?

  • FOUNDATION
    Slab on Grade: Most of these designers plans are designed with a raised slab to reduce heat loss and give owners the best option for radiant floor heating.
    Crawl Space:  Type of foundation can be viewed on each plan's detail page.
    Basement:  Our basement is indicated as lower level floor plan and detailed appropriately.
  • FLOOR PLAN(S)
    Floor plans are drawn at ¼" scale and incorporate 24" module framing for material conservation.
    Exterior walls are drawn as 2' x 6' framing with optional insulation detail provided in our Conservation Guide included with all plans.
  • ROOF PLAN
    House plans include a roof framing and drainage sheet and truss profiles where appropriate.
  • EXTERIOR ELEVATIONS
    Each house plan includes four sides, elevations as well as any special exterior details.
  • SECTION VIEWS
    Showing interior framing i.e. stairs, structural beams, joists, rafters, truss, and interior elevations.
  • ELECTRICAL PLAN
    In general, each house plan set includes an electrical plan showing lights, fans, switches, special receptacles, and mechanical equipment locations.

    Includes energy recovery ventilation design (optional air-to-air heat exchanger).  Where applicable: radiant floor heating layout, solar air distribution system, night flush economizer system, and location of mechanical appliances.

About This Plan

This energy efficient, passive solar home design comes with the Energy Star approval rating; the trusted symbol for energy efficiency helping to reduce costs and protect the environment. The ES rating is an easy way for consumers to identify and purchase energy efficient products that offer savings on energy without sacrificing performance, features and comfort. This Northwest house design has in excess of 1,790 square feet of living space which encompasses three bedrooms and two plus bathrooms. Additionally, there is a four car garage containing 1,056 square feet of which one equal half, measuring 22’x24’ could function as a workshop. Entrance into the passive solar home is from the south solarium designed to warm the living room area and the vertical ceiling soars to the loft and balcony located above the space. The open concept design features a dining room with outdoor access which spans the side and rear of the home. The gourmet kitchen features great space for family cooking and dining; there is a breakfast bar, loads of additional counter and cabinet space along with two pantries, one of which is a walk-in. The master suite is situated on the radiant heated main floor for privacy and is highlighted by a generous bedroom space. There is an oversized master walk-in closet and private bath with dual vanities, a private toilet area and shower. Private access to the rear yard and patio is provided through the master suite. A powder room for guests, linen closet and the laundry nook completes the main level.
Ascending the staircase to the second floor is the multi-purpose loft space which overlooks the living room below. An 8’x10’ sun deck is situated off the loft making for a bright and sunny area and a place to escape and enjoy the outdoors. Two family style bedrooms are located upstairs as well; each is spacious; one has a walk-in closet and the other has generous closet space. There is a shared hall bath and linen closet.
