About This Plan

This attractive one and half storied house design is energy conscious, intentionally efficient and has an Energy Star rating. The above designates the connection with reduced costs and environmentally superior home design which allows the homeowner substantial savings without sacrificing performance, comfort or features. There are approximately 1,906 square feet of living space assigned to the home with two bedrooms, two plus bath and the two car garage adds an additional 833 square feet to the home. An open concept floor plan along with great outdoor space, including the covered entry, creates an abundance of space in which to entertain and enjoy private family time. The grand covered entrance bodes well for the interior open design giving the home an expanded and clearly transitional feel. The 18’x21’ living room creates a wonderful space where entertaining and family living is valued and the dining room features room definition with a large space carved out for family meals. An open kitchen is highlighted by a breakfast bar, a separate pantry and the L-shaped back wall houses all the modern conveniences and additional space you desire. There is a spacious utility room with a sink area and plenty of counter space. The main level master suite enjoys a large footprint and complete privacy. The master bedroom is spacious with private deck access; this space can also be accessed from the dining room and makes a lovely spot for morning coffee or to entertain. There is an oversized walk-in closet off the bedroom before leading to the elegantly designed master bath which features dual vanities, double linen closets, a shower and private toilet area. The two car garage, with workshop space, completes the main level of living.
Upstairs, there is a balcony overlook onto the living and dining areas below along with more family space and sleeping quarters. An enormous, open loft creates a spot to relax and watch television or just “hang out” and provides access to the sundeck. The second story guest suite or family bedroom features a spacious room with a walk-in closet and private bath. The attached 10’x29’ flex space makes a fantastic hobby room, office/study or multi-purpose family room. This home features an excellent passive solar design with radiant floor heating and cooling on the first floor and, forced air heating and cooling on the second floor using an air-to-water heat pump. The house plan also includes a radiant-floor, heating-tube layout, a heat recovery ventilation design, and an upper-level, forced-air system design.
