What's Included in these plans?

  • FOUNDATION
    Slab on Grade: Most of these designers plans are designed with a raised slab to reduce heat loss and give owners the best option for radiant floor heating.
    Crawl Space:  Type of foundation can be viewed on each plan's detail page.
    Basement:  Our basement is indicated as lower level floor plan and detailed appropriately.
  • FLOOR PLAN(S)
    Floor plans are drawn at ¼" scale and incorporate 24" module framing for material conservation.
    Exterior walls are drawn as 2' x 6' framing with optional insulation detail provided in our Conservation Guide included with all plans.
  • ROOF PLAN
    House plans include a roof framing and drainage sheet and truss profiles where appropriate.
  • EXTERIOR ELEVATIONS
    Each house plan includes four sides, elevations as well as any special exterior details.
  • SECTION VIEWS
    Showing interior framing i.e. stairs, structural beams, joists, rafters, truss, and interior elevations.
  • ELECTRICAL PLAN
    In general, each house plan set includes an electrical plan showing lights, fans, switches, special receptacles, and mechanical equipment locations.

About This Plan

This one and a half storied house design has approximately 2,188 square feet of living space designed to maximize your family’s comfort. Adhering to the principle of living with intention and purpose, the home has been assigned clean living status that incorporates a passive solar and supreme green design. Energy conscious and intentional efficiency has earned this home the Energy Star rating which ties reduced costs and environmental protection into substantial savings for the homeowner without sacrificing performance, comfort or features. There are three bedrooms and two baths incorporated into the home’s floor plan and the two car garage offers an additional 716 square feet in which to maximize vehicle and other gear storage space. The bold exterior features a grand covered entrance highlighted by a large covered patio perfect for relaxing and/or entertaining. Entrance into the home is through a spacious foyer and the subsequent vaulted, passive solar great room. The open concept design continues with a large dining space with rear patio access and the family friendly kitchen. The kitchen features an expansive breakfast bar and a rear wall loaded with modern amenities and additional counter and cabinet space. Adjacent to the common living spaces is an oversized media room which could also function as a bedroom, if needed, as it contains a large walk-in closet. A full bath with hall linen closet anchors the media room and guest room which are highlighted by a large sleeping space and ample closet space. A large interior utility closet sits off the garage for ease and convenience. The two car garage is quite spacious and features a large workshop area.
The second story radius staircase leads to an open balcony and loft area; this space is ideal for a study or reading space and provides access to the second floor viewing deck. An enormous home office, measuring 23’x10’, sits at the opposite end of the study. The owner’s suite is situated on the second floor, as well, and is an outstanding space containing a large bedroom with an oversized walk-in closet. The owner’s bathroom is elegantly designed and features dual vanities, a separate shower, garden tub and private toilet area. This spacious home is comfortable and has an abundance of flexible living spaces.
