What's Included in these plans?

  • FOUNDATION
    Slab on Grade: Most of these designers plans are designed with a raised slab to reduce heat loss and give owners the best option for radiant floor heating.
    Crawl Space:  Type of foundation can be viewed on each plan's detail page.
    Basement:  Our basement is indicated as lower level floor plan and detailed appropriately.
  • FLOOR PLAN(S)
    Floor plans are drawn at ¼" scale and incorporate 24" module framing for material conservation.
    Exterior walls are drawn as 2' x 6' framing with optional insulation detail provided in our Conservation Guide included with all plans.
  • ROOF PLAN
    House plans include a roof framing and drainage sheet and truss profiles where appropriate.
  • EXTERIOR ELEVATIONS
    Each house plan includes four sides, elevations as well as any special exterior details.
  • SECTION VIEWS
    Showing interior framing i.e. stairs, structural beams, joists, rafters, truss, and interior elevations.
  • ELECTRICAL PLAN
    In general, each house plan set includes an electrical plan showing lights, fans, switches, special receptacles, and mechanical equipment locations.

    Includes energy recovery ventilation design (optional air-to-air heat exchanger).  Where applicable: radiant floor heating layout, solar air distribution system, night flush economizer system, and location of mechanical appliances.

    123-page book emailed to you in PDF form, which covers energy-efficient concepts that won this designer the National Gold Energy Value and Green Builder of the Year awards from the National Association of Home Builders and the US Department of Energy.  This material is included to help you evaluate energy conservation features and equipment you choose to incorporate in your new home.

About This Plan

This is an excellent example of a passive solar, supreme green home which also carries the Energy Star rating indicating energy efficiency which helps reduce costs and protects the environment through energy efficient products and practices. The ES rating is an easy way for consumers to identify and purchase energy efficient products that offer savings on energy without sacrificing performance, features and comfort. This beautiful home was designed for comfort and convenience, and features three bedrooms and two plus bathrooms in a single story with approximately 2,380 square feet. The two car, front loading garage adds an additional 652 square feet; an abundance of space for vehicle storage. The exterior of the home is grand and bold with stacked stone accents, an abundance of outdoor space and beautiful window views. The entry into the home features a barrel vault running the full length of the ceiling. The open concept plan is inviting and spacious; the living room features a gas fireplace before spilling onto the rear patio which envelopes the back length and side of the home. This space is enormous and also provides a second point of access off the family room. The family room houses a built-in entertainment center and is situated off the casual dining nook. The gourmet kitchen is highlighted by an impressive open breakfast bar area and includes loads of additional counter space along with modern amenities. An open solarium wraps around the living room, breakfast nook and the master suite. The formal dining is located off the entryway and has wonderful window views overlooking the front enclosed garden.
The split bedroom plan features two family style bedrooms on one side of the home while the master suite is situated on the opposite for privacy. The master suite is highlighted by French door access into the suite and additional access to the solarium on the opposite side.
