Additionally, please reference “About Our Plans,” located at the top navigation bar for general information regarding our plans. Every city, local municipality and county throughout the United States has different requirements regarding the construction of a set of plans. Prior to purchasing your set of house plans, we recommend meeting with your local building officials in order to determine the building requirements for your area. Our plans are designed to meet most national building codes at the time they were originally drawn; however, many states and counties amend the codes for their local area. It is therefore, the responsibility of the purchasers and/or builder to ensure that the structure is constructed to meet the codes of their local area.
Stock house plans do not come stamped by an architect or engineer.
While our plans are designed to meet the national building codes; some municipalities may require plan review by a licensed architect or structural engineer in your local area.
Please check with your local building officials to determine if an architect’s stamp is required and, if so, it will be necessary to have a local architect do this before construction begins.

Once the plan modification form is filled out, found on each plan page, and submitted to us we will provide a quote and time frame for completion to you within 3 to 4 business days.
Square footage calculations shown on our website include only living (heated/cooled) spaces and are calculated from the outside perimeter of the exterior walls. They do not include decks, porches, garages, basements, attics, fireplaces, etc. and the non-heated spaces in the house will be listed separately on the plan detail page. Two story, vaulted areas and staircases are only included once in the first floor area. Brick is not counted in our square footage calculations
A typical set of plans will include a foundation plan, a floor plan, front, side and rear elevations, a roof plan along with all the details necessary to build that particular plan. Some plans will also include a section and framing plan. Every plan in our collection will have a link on the plan detail page that states “What Is Included In these Plans” as they may vary slightly.
Most of our plans come with the option to purchase either the physical sets (5 sets, 8 sets, etc.), the PDF’s, a Reproducible Set or CAD files. Here is a breakdown of our most popular packages:
- 5 or 8 Set Package: Five or eight complete sets of working drawings mailed to you.
- PDF: One complete set of working drawings emailed to you in PDF format; avoid shipping cost with this option! Most plans can be emailed the same day or the day after your purchase. This package comes with the copyright release, which allows for making copies locally, and the ability to make minor changes to the plan.
- Reproducible Set: One complete set of house plans mailed to you that comes with the copyright release, which allows for making copies locally, and the ability to make minor changes to the plan.
- CAD Files: A CAD file is a set of construction drawings in an electronic format. The CAD file can be used to make minor or major modifications to the plan and comes with a copyright release allowing for customization. CAD files can also be emailed to avoid shipping costs.
All orders are processed the day of the order or the next business day after the order is received. The length of time from placing the order and receiving the plans depend on the method of shipping you select during checkout. CAD files and PDF’s can be delivered by email and typically, depending on the time of day the order is placed, can be emailed within hours of purchase. However, if you need the plans in a rush, please contact our office at 1-888-501-7526 so we can verify when the plans will be shipped/emailed out before you make your purchase.
Some of our house plans will have an option to purchase a material list. If a material list is available to purchase you will find that option under pricing, additional options.
HVAC and plumbing plans are not included with stock house plans because of the variation in building codes and climatic requirements; therefore, it is best to discuss this with your builder, mechanical contractor and/or plumbing contractor.
Because of copyright laws and the possibility of making illegal copies of the house plan you purchase, our plans may not be returned for credit or refunded under any circumstances. Please double check your selection before ordering.
We have photos of some of our plans. If a photo exists, there will be a "photo" link located on our plan detail page.
It is impossible to get an accurate estimation for the cost of building your home without first talking to a licensed builder; however, we do offer a Build Cost service, powered by Start Build, that will give you a rough estimate of the costs associated with building your home. You can purchase the cost to build report for $29.95 and a link for this report will be on every plan detail page.
Due to privacy issues, we are unable to provide any information regarding the location of homes that have been built from our house plans; however, if we have a photo of a home built from one of our plans it will available on our site.
No, all of our house plans are protected by the United States Copyright Act and, as such, they cannot be copied or reproduced in any way without express written consent from the designer of that particular plan.
Some of our plans are available as a study set. Please call our office at 1-888-501-7526 with the plan number you are interested in and we will let you know if a study set is available for purchase.
Yes, if we do not have the rear elevation published on our website, please contact us by phone, email, or live chat and we will email the rear elevation to you.
The majority of our plans will have a right reading reverse option that flips the plan whereby the dimensions and text are reading correctly. A limited selection of our plans only offer a mirror reverse option that flips the plan; however, the text and dimensions are reading backwards. A mirrored option is an older method and is typically only available for our hand drawn plans. If you need the plans reversed, America’s Best House Plans always suggest purchasing the right reading reverse package. If you do not see a right reading reverse option listed under pricing, please contact as we can provide a quote to make this change.
No, the designer of the plan retains all copyrights regarding all plans sold. The purchase of a set of house plans in no way transfers any copyright or other ownership interest to the buyer except for a limited license to use that set of home plans for the construction of the home.
