How Do I Get Started with My Custom House Plan?
To receive a free quote, create a login with Americas Best House Plans. If you already have an account, click here to login.
Fill out our Custom Home Design Information form.
Soon after we receive your Information our design staff will contact you to discuss your project and give you a written proposal for your plan.
If you decide to move forward, you will need to sign the proposal and return it to us along with the initial payment required in the proposal.
Once initial payment is received the Custom House Design Process will begin.

CUSTOM HOUSE DESIGN "OPTIONS"
Conceptual Design Package ($0.75/ heated square footage)
- This includes Floor Plans with overall dimensions and interior room sizes.
- Front, Sides and Rear elevations
- Roof Plan
- These designs can be taken to your local architect or designer for working drawings to be completed.
Design and Construction Drawing Package ($1.50/ heated square footage)
- This includes Option 1 above plus Construction Drawings
- Construction Drawings will consist of the following: Click here to see an example set of drawings.
- Exterior Elevations: Exterior elevations are a layout of what the building looks like from the outside. This will typically include the front, sides and rear elevation. This will also show all exterior materials (such as siding, brick, etc.), windows and doors.
- Foundation Plan: The foundation plan is a top view of the footings and foundation walls. It also shows the location of posts, beams and load bearing walls as necessary. Typical foundations are Slab, Crawl and Basement.
- Floor Plans: Floor plans are a view of the house as if it was sliced horizontally at a level that would include all doors and window openings. The floor plans will also include all interior and exterior wall locations of all living rooms, bedrooms, bathrooms, kitchen, etc. with dimensions of their location.
- Electrical Plans: The electrical plans will show the location and type of all lighting fixtures, switches, receptacles and wiring necessary for the house.
- Miscellaneous Details: This can be a separate sheet of details or misc. details placed on other sheets within the plans. These details can include framing details, wall sections, etc.
- Building Section(s): The building sections are vertical cuts through the house and the stairs showing floor, ceiling and roof height information.
Architectural Stamped Drawings Package (Call for pricing)
This includes Option 2 above plus an Architectural Stamp from the State where you intend to build the house. Some states do not require an Architects Stamp for residential home plans. Please check with your state, county or local authorities to see if they require this option.
Framing Plans with Material List Package (Call for pricing)
- This includes Option 2 above plus Framing Plans and a Material List.
- Framing Plans will consist of the following:
- Floor plan showing individual layout of all floor joists, sizes and spacing for each individual floor of your plan
- Roof Overview plan showing all rafters, sizes and spacing.
- Material List will contain all materials, sizes and quantities for your house.
Color Exterior Photo Realistic Rendering Package (Call for pricing)
This includes the exterior elevation of your custom designed home generated by computer to show what your house would look like when built. Click here to see sample renderings.
Custom House Design Questions
How much does it cost to get a custom set of plans designed?
The cost of your custom plan will depend on what package and options you choose. We typically charge by the heated square footage of your home (most designers want to charge you for garages and porches). To get an idea for pricing, see Custom House Plan Design Options. What is the Custom House Design Process?
PHASE 1: Conceptual Floorplan(s) Design
The first phase of the Custom House Design process begins with the Conceptual Floor Plan(s) Design Phase. After your initial payment is received, our design staff will contact you to discuss your plan. At this point all your goals, ideas, thoughts, pictures, etc. are discussed to give our design staff the information needed to design your Custom House Plan. Any ideas that you have, whether it is a minor detail or a mountain of information, this is the time to discuss them with our design staff. After the designer has all of the information they need, they will start creating the floor plan(s) of your dream home. Once the floor plan(s) are created, they are sent to you for your review. During your review process, you need to study the design and make any changes you want at this point. Designer will discuss these changes with you and make any necessary adjustments to the floor plan(s). Revised floor plan(s) will be sent to you for final design approval. Once floor plan(s) are approved, Phase 2 will begin. Any changes to the floor plan(s) after you approve them will result in additional design costs to you.
PHASE 2: Conceptual Elevation Design
The second phase of the Custom House Design process begins with the Conceptual Elevation Design Phase. After the floor plans(s) have been approved in Phase 1, the designer will create the front elevation design based on the information gathered from the initial conversation. Once the front elevation is created, it will be sent to you for your review. During your review process, you need to study the design and make any changes you want at this point. The designer will discuss these changes with you and make any necessary adjustments to the front elevation. A revised front elevation will be sent to you for final design approval. Once the front elevation is approved, Phase 3 will begin. Any changes to the front elevation after you approve them will result in additional design costs to you.
PHASE 3: Finished Conceptual Designs
The last phase of the Custom House Design process begins after the floor plan(s) and front elevation are approved. This phase will consist of completing the Conceptual Design Process by adding side and rear elevations and roof overview plan along with any necessary remaining notes. If you purchased the Conceptual Design Package, your design is now complete and will be emailed to you in a PDF format. If you purchased the Design and Construction Drawing Package, phase 4 will now begin.
PHASE 4: Construction Drawings
The fourth phase of the Custom House Design process will be the completion of the construction drawings. The construction drawings will begin once payment has been made for this phase based on your proposal. The construction drawings are generated in AutoCAD and will contain the documents necessary for construction of your home. Click here to see a sample set of drawings that you can expect when your drawings are complete. Once the construction drawings are complete, they will be sent to you for your final review. Once final approval by you is complete, PDF and DWG files will be emailed to you (unless you purchased the Architectural Stamped Drawings package). This will complete the Design and Construction Drawing Phase. If you purchased the Architectural Stamped Drawings Package, phase 5 will now begin.
PHASE 5: Architectural Stamped Drawings
The fifth phase of the Custom House Design process will be the Architectural Stamp for the construction drawings. Once payment has been made for this phase per your proposal, all drawings will be reviewed and stamped by a licensed Architect for your state. Once complete, all drawings will be shipped via FedEx to you. This will now complete the Architectural Stamped Drawings Phase.
OPTION: Framing Plans and Materials List Package
If you purchase this package, all framing plans and a materials list will be created after Phase 4 is complete. All construction drawings have to be complete in order to do a complete and accurate materials list and framing drawings. Once complete, these plans will be emailed to you in a PDF format. This completes the Framing Plans and Materials List Package.
OPTION: Color Exterior Photo Realistic Rendering Package
If you purchase this package, the computer generated rendering will be created after Phase 4 is complete. Once complete, rendering will be delivered by email in an electronic format. This will now complete Rendering Package.

Do I own the copyrights to the plans when finished?
When you purchase a set of custom plans from us, the designer will retain the copyrights to the plan in accordance to the copyright laws that apply to architectural designs and drawings; however you will receive a release allowing you to change, modify and print your drawings as you see deem necessary. How will I receive my drawings?
Your final drawings will be emailed to you in a PDF and DWG file format. Architectural Stamped drawings will be shipped to you via FedEx, since stamped drawings must have an original signature by the Architect.
How long will it take to get my custom designed plan?
Your custom plan will typically take 2 to 4 weeks to complete. There are a lot of variables to getting your plan complete. For instance, if you choose the Design Only Package, your design will be complete much sooner than if you purchase all the options available. We work closely with our customers to expedite the design process. We are always available during business hours (and sometimes after) to answer your questions throughout the process.
